After pressure washing a hard surface like concrete, stone, or pavers, it is always a great idea to apply a sealer to the surface. A sealer creates a barrier between a clean surface and moister or dirty deposits that would otherwise embed itself into the surface over time and create more organic stains.
Applying a sealer will keep the surface clean for longer. Also, a sealer will make the surface less slippery when wet and also adds thaw prevention during the cold season. This makes a sealed surface safer to walk on than one without a sealer.
We only use high-quality sealers that have a strong reputation in our industry. This means they cost more than sealers from big-box stores, but an industrial grade sealer will last two-three times longer than lower-grade sealers.
Specifically, we use a penetrating sealer, which is formulated to seep deep into hard surfaces like water fills a sponge. This means that your surfaces will get plenty of coverage and won’t get easily eroded from foot traffic and harsh weather. While each situation is different, a penetrating sealer should last 7-10 years before needing another application.
First, the area must be cleared and pressure washed. Next, the surface must be allowed to fully dry. Usually, a 24-hour drying period (assuming the weather isn’t wet) is sufficient.
Next, we apply two coats of penetrating sealer and “backrole” any areas where sealer has pooled up to ensure even coverage. Finally, another 24-hour dry time is required for the sealer to properly set. During this time, the area must be locked off to keep foot traffic or vehicles away.
To ensure a proper dry time, the sealer application must be scheduled when the weather forecast is clear.
